70-acre deer and turkey hunting lease in La Crosse County. This listing is not duplicate of property 12552 but is a sister to it and thus much of the property descriptions may seem to be very similar.
Trails, trails and more trails. The deer sign was everywhere on this property. I have dozens of more deer trail pics taking during inspection that I did not add to the listing as I felt there were plenty already to represent what I saw. I truly believe the potential for this lease to produce both numbers of deer and quality of bucks is high.
We all want the perfect lease, but what exactly is that. For me, it's the location as being most important and this property feels to be just that. Secondly, it's probably food, water and cover. Again, this property checks those boxes. Lastly is most likely access. On this property there is currently only a gravel dead end road on southern boundary of this property. That road also splits the two leases, this one and 12552. You can park on the CRP just off of this gravel road. Other than that, there are currently no hill or old logging roads in the timber. Landowner is okay with you creating your own ATV type trails to help get stands in and deer out, but nothing present as of today. The timber on the west side of Gills Coulee road appears to mainly be walkable. The landowner is talking to the neighbor for possible access just off Gills Coulee Road on east side timber but cannot promise that at this time.
There is a plan to have timbered selectively logged but no date or year has yet to be set. Truthfully, I wish I could tell you it would be done sooner than later. Logging would create some roads, and the selective cutting would help create more browse in the timber. In regard to future logging, I was told it would be targeted for winter months when done. Landings for the cut logs would have to be in the ag fields and thus could not happen before those are harvested. Secondly, landowner does not want the compaction to those fields that logging would create should the ground not be completely frozen.
This is a deer and turkey hunting lease. No food plots currently as majority of open areas are in CRP. They are open to discussing this should you find an area or two in the timber that might allow for this. No camping allowed at this time either. Use of ATV for hunting related activities hunting related activities is okay when weather and ground conditions permit.
If available and should you want to add to your leased acres, property number 12552 is owned by the same family and borders this lease on its southern side.
